The day of an apartment hunter in Paris

Selection of real estate ads
The apartment hunter usually starts his day by taking stock of current research. On average, he will review more than a hundred ads and select a dozen of them. This practice, which he knows like the back of his hand, requires rigor, alertness and a very good knowledge of the neighborhoods of Paris and the communication habits of real estate agencies.
Our apartment hunter in Paris in communication with agencies
He will now call to ask for information on the properties he has selected. The dialogue that will be initiated is a conversation between professionals, it will be much more honest and direct than with an individual. The agent knows that the hunter will visit alone at first, without his client and that he will not let anything pass for anything related to the specifications.
In the meantime, he received a call from a notary who asked him to confirm a signing date for a promise of sale. The hunter takes the opportunity to ask him to accept a security deposit of 5% and not 10% to be paid by his customer.
The visits
Visit at 11:45am for a loft near the Place de la République with Olivier D. one of his customers. Buying a loft is special. The property was presented to him by a Parisian agency specializing in atypical properties. He knows the problems that may affect this type of property, in particular those related to allocation.
Olivier D. and the agent are on time. The tour starts. The loft seems to appeal to Olivier D. A large part of the specifications are respected, he loves this neighborhood located on the edge of the Marais. At the end of the visit, our hunter invites Olivier D. to have a coffee to take stock. The potential buyer wants to revisit the loft with his architect. He wants to create an extra bedroom.
The mission of an apartment hunter in Paris: sell no, search yes
Lunch break with a potential client who wants to know the benefits and costs of a research mission. Time savings, ability to negotiate at best, ability to see all the apartments on the market are the great qualities and advantages offered by a real estate hunter.
The early afternoon is spent visiting apartments between Saint-Germain-des-Prés, Trocadéro, Place Victor Hugo and an apartment in the Saint-Georges district. Only one of the four apartments caught the attention of our hunter, because it perfectly matches the specifications of its client.
Back to the office
Drafting of visit reports for all apartments and sending them to buyers. He calls one of his buyers to tell him about the beautiful apartment he saw in the Saint-Georges district and organize a visit in his presence. The day is coming to an end, our apartment hunter comes out of his office, admires the architectural beauty of Paris and tells himself that he is lucky to live in one of the most beautiful cities in the world!
Olivier was able to help us find the right property for us. He listened to us and was full of suggestions. His advice was invaluable at every stage of our search and right up to the negotiation of the property. A big thank you!
I embarked on the adventure of a first Parisian acquisition following an inheritance and in a context where the market was rather sluggish. I can only thank Olivier Lebé, who guided me for several months to refine my project until the acquisition of a very beautiful apartment in the 19th arrondissement. His ability to listen, his attentive support, his perfect knowledge of the real estate market and the neighborhood allowed me to embark on this first purchase with complete peace of mind. Excellent service is an investment, but peace of mind is well worth the price!
A big thank you to Patrick for his professionalism and efficiency! Thanks to his ability to listen and his perfect knowledge of the market, he was able to find the ideal property. Tailor-made support, sound advice and exemplary responsiveness. I highly recommend his services!
